Understanding Purchase or Sale Appraisals
A purchase or sale appraisal is an independent, written opinion of the market value of a commercial property, prepared by a state-certified general real estate appraiser for a defined effective date and a specific intended use. It is ordered independently by a buyer or seller — not by a lender — to help inform a pricing, offer, or negotiation decision, and it is supported by documented market research rather than opinion or guesswork.
For commercial buyers and sellers in the Northern New Jersey market area, an independent appraisal provides an objective reference point that reflects the property's actual characteristics, income potential, and current market evidence. It is one input into a broader transaction decision, not a guarantee of a particular outcome, and the value conclusion may be above or below the parties' expectations.

Independent Valuation for Buyers
An appraisal gives a buyer a market-supported reference point to compare against an asking price or offer. It analyzes the property's characteristics, income potential, and comparable transactions to develop a defensible value conclusion. The buyer still decides whether to proceed, what to offer, and what terms to accept; the appraisal is one input, not a guarantee that a price is correct or that a property is a good investment.

For a seller, an independent appraisal provides a defensible estimate of market value to weigh against an offer or a planned asking price. It can support pricing discussions and negotiation, and it complements — rather than replaces — an agent's market analysis. The appraisal does not guarantee the highest possible price, a faster sale, or that a buyer will agree to the appraised value.

Private & Related-Party Transactions
Cash Purchases, Private Sales, and Related-Party Transactions
An independent appraisal can provide a defensible reference point when parties are negotiating without broad market exposure — including cash purchases, private sales, and transactions between related parties. In these situations there may be no lender appraisal to anchor the discussion, so a privately ordered valuation helps both sides evaluate price from a market perspective.

Value Definitions
Appraised Value, Asking Price, and Contract Price
Buyers and sellers sometimes assume an appraised value, an asking price, and a contract price should match. They are related but distinct figures, and understanding the difference helps set realistic expectations:

An appraisal does not promise that the property will sell at the appraised value, and the value conclusion may be above or below the contract price. If the appraised value differs from the agreed price, contractual rights and next steps depend on the purchase agreement and applicable law, and should be discussed with the client's agent or attorney.

What the Appraiser Evaluates
For a commercial property, the appraiser reviews the characteristics that drive market value and selects the applicable approaches to value based on the property type and agreed scope of work:

Comparable properties are selected for similarity to the subject and adjusted to reflect how the market reacts to differences. Adjustment amounts are drawn from market evidence for each assignment — there are no fixed adjustment percentages or price-per-square-foot formulas. If a purchase contract exists and is relevant to the assignment, the appraiser may request it along with information about concessions, because contract terms and concessions can be relevant to the analysis. The appraiser does not simply adopt the agreed price; the conclusion is developed independently from market evidence.

How the Commercial Appraisal Process Works
A credible purchase or sale appraisal follows the Uniform Standards of Professional Appraisal Practice (USPAP) and systematically analyzes the property through the applicable approaches to value:
Scope of Work & Engagement
We confirm the property location within our approved service area, the property type, the intended use, the effective date, and whether the client is buying or selling. We also confirm who can engage the appraiser, receive the report, and rely on it.
Inspection & Data Collection
When an inspection is part of the agreed scope, we document the interior and exterior improvements, site features, and condition, and gather lease, income, and expense data for income-producing property. Access is coordinated with the party who can authorize it.
Market Analysis & Approaches to Value
Depending on property type: Sales Comparison (comparable sales with documented market adjustments), Income Capitalization (market rent, vacancy, and capitalization rates), and Cost Approach (land value plus depreciated replacement cost, where applicable).
Reconciliation & Report Delivery
The approaches are reconciled into a final, independent opinion of market value. You receive a complete electronic appraisal report stating the effective date, intended use, and intended users.

Preparing Documents and Arranging Access
Organizing a few details in advance helps the appraisal proceed smoothly. You do not need everything before reaching out — we will confirm the specific records needed for your property type and assignment:

Property Access: A prospective buyer does not have an automatic right to enter the seller's property. Access for an inspection is coordinated with the party who can authorize it, and scope and access requirements are established before engagement.
Report Use
Understanding and Using the Report
The report states its intended use, intended users, effective date, and the property rights appraised. Paying for an appraisal does not allow a buyer or seller to control its conclusion, and the value opinion is developed independently from market evidence. Report access and permitted use depend on the engagement; not every party to the transaction automatically receives access or reliance rights.
Sharing vs. Reliance: Sharing a copy of a report is different from making another party an intended user. Changing the client name does not make an existing report suitable for a new assignment or purpose. If you want the report usable by additional parties, discuss intended use and intended users with the appraiser before engagement.
Useful Life: There is no universal expiration period. The report reflects its effective date, and property changes, market changes, and recipient requirements can affect its later usefulness. If conditions shift, an update or a new appraisal may be appropriate.
Lender Requirements
Private Appraisals and Lender Requirements
A privately ordered appraisal is prepared for a specific intended use and named intended users. It generally cannot simply be reassigned to a buyer's lender, and most lenders order their own appraisal to satisfy underwriting requirements. A privately ordered appraisal does not replace lender-required procedures.

Not a Substitute for Due Diligence: An appraisal inspection, when included in scope, documents value-relevant characteristics. It is not a building, engineering, environmental, or code-compliance inspection, and the appraiser does not discover every defect or verify all permits. Obtain separate professional inspections, title review, and environmental assessments where needed.

Commercial appraisal fees are quoted on a flat-fee basis before engagement. The fee and turnaround depend on the property's complexity, tenancy structure, availability of income and expense records, the scope of inspection, and the required reporting format.
